Hi Ray, I am always happy to help with the facts. The town purchased four contiguous lots on the corner of Redmond and Hall and they leased them to the Housing Trust for 99 years in exchange for housing for three Town of Jackson employees. The Housing Trust purchased the adjacent 3.5 parcels. On the 7.5 lots on Redmond and Hall we hope to build 26 new affordable rentals (2 are existing) for a total of 28 permanently restricted affordable homes. In accordance with the terms of our ground lease agreement with the Town (I am paraphrasing a 22 page agreement here), the Housing Trust must construct 12 units on the four town properties by January 1, 2018. If we fail to perform and we default on our agreement then the property will revert back to the Town. The Housing Trust has all risk associated with the construction, financing, and long term management and operation of the homes. The Town--per the agreement--has been indemnified for all risk, yet the asset reverts back to the Town in the event we don't perform. Affordable rental revenues will service long term debt (18-30 years depending on the term) and fund the maintenance and replacement reserves for the project. Let's get the facts straight, The TOJ bought 7 lots on Redmond. Who at the Town has oversight of the construction budget? Further, where does the receipts from the rent go, back into the Town's affordable housing budget?

Yes! We need this medicine available in this state! As a person with chronic digestive disease and the accompanying pain and stress, I can state that cannabis can help even when those blasted poisonous pills fail.
